Do not use the Estate Agency if it is possible to give 0 stars I would . We rented a house of Franklin Cole. We arrived to the property after collecting the keys and the bushes and weeds outside the property were overgrown as nearly as high as the first floor, bins were overflowing, a trolley and cigarettes everywhere. Unfortunately when we got into the house it didnt get much better. There were huge water stains on tables, a massive white stain on the sofa, wee stains on matresses and blinds were broken. In addition the house was so filthy it would have been unlivable. The main issue which was breaking the law was that the fire alarms in the property were not working and there was no carbon monoxide detector present. All of these issue are due to a poor landlord and estate agency who should check the premises prior to move in this was evidently not done. We contacted Franklin Cole and they said they would sort it out for us and charge the landlord. After sending many emails to Franklin Cole without reply I decided to go check out the property. The only issues that had been rectified was the bins, trolley, carbon monoxide detector and one fire alarm. Franklin Cole then finially email back lieing that everything had been fixed. We demanded a timeframe for these to be done or that lease must be ripped up which we were basically told they dont care and it's not there responsibility even though they were acting on behalf of the landlord. After a while the landlord who claimed he was a 'fair' man decided to agree to terminate the lease when we threatened him with legal action. We had no apology from Franklin Cole and they still kept their agency fee even after the rest of the funds were recovered. This was an extremely poor service and I couldn't see why anybody would want to use this business.
I have been letting property in Bristol for over 30 years and in that time I have had more problems dealing with letting agents rather than with tenants. Two letting agents have gone bust, taking money from both tenants and landlords and disappearing and a national agent I dealt with used to send workmen to carry non-existent repairs and take a cut from the tradesmen! After the last letting agent went bust in 2009, I was left with tenanted houses with nobody to manage them. This is when Jo and Emma of Franklin Cole stepped in and sorted out the tenants, new contracts, rent collection, etc. and for the last 9 years they have been looking after all my properties and my life has been so much easier since then. They are honest and reliable and never fail to find new tenants so there are never any empty periods any more. They have a good relationship with all their tradespeople and I can always trust them to carry out work on my behalf. I have no hesitation in recommending them to any landlord or tenant who is thinking of using them.
Excellent service! I've always found Jo & Emma to be very professional and helpful, I wouldn't hesitate in recommending them. When I used them to sell my house I couldn't fault their service throughout the whole process. On my recommendation my parents also used Franklin Cole when they sold their property and couldn't praise them enough. After completion they visited the office with a bottle of bubbly as a thank you for all their help and hard work. Would definitely use them in the future and always recommend them to friends and family looking to sell or let out property.
I have always found Franklin Cole is very straight forward in dealing with and have always kept to there word. Have always looked after me and I am only to happy to recommend them, I wouldnt use anyone else.
After struggling to find a real estate agent who would let a property to a non-UK citizen (moving for work without a job) and student while not actually being in the country, Jo and Emma at Franklin Cole made the impossible, possible. Everything was able to be organised before arriving in the UK and the property exceeded our expectations! (With a special thanks to our amazing landlord who went above and beyond with the furnishings, appliances, kitchen cookware and utensils, tools and more).We won't hesitate to use Franklin Cole again and continue to recommend them to all of our friends and family, as we are beyond satisfied with our service/experience.
